Upgrades and Selections....

I was taken aback by the amount of upgrades you have to choose and pay for to make the home to be what I consider livable.  I think it is ridiculous that you have to pay for an overhead light rough-in.  I just assumed that things like that were included.  Obviously I was wrong.  The house we live in now is very dark.  We have very little overhead lighting and I HATE IT.  So, that was one of the things I toiled the most over...the lighting.  We bought lots of it!  So here goes-our selections and upgrades.

Ravenna-Elevation B-partial stone
stone bucks county- siding Stone Mountain Grey (I don't have pictures).
3 pc bath rough in in unfinished basement
1st floor bedroom and full first floor bath (for my mom).
Finished Bonus Room (upstairs above the garage)
Morning Room
Basic black appliances (We plan on buying our own stainless appliances-and selling these basic ones)
Wyoming Cherry spice cabinets
No island-(We are putting in our own island-my husband will install it. I want it to look more like furniture and I want the microwave built into the island.  My cabinets for island will be similar to the Rushmore Maple Cream colored Ryan offering).
Hardwood floors in kitchen, Family Room, Morning Room, Foyer. Yorkshire Oak Umber" 31/4 inch wide plank.
Reccessed lighting package in kitchen.
Ceiling fan rough in in Morning room
laminate counter tops ( can't remember the color name I think it is called Butterum??-its the darker color on the image below.  We will buy our own granite and have it installed). 


Family Room
Same Hardwood as above
Brick Fireplace-side (brick= "croggy mountain)

2 optional side windows
Living room and dining room and first floor bedroom will have carpet. All the carpet in the house house is 6 pound padding and level 4 carpet"Siesta Twist Cookie Crisp"

Bonus Room -5 recessed lights and ceiling fan rough in
Master bedroom (optional side windows came standard with the 1st floor bedroom YAY!)
4 recessed light and ceiling fan rough in
Upgraded master bath with soaking tub (no jets)
Master Bath tile "Brixton Mushroom"
glass tile trim (not sure of the color name-see image)

Bathroom cabinets (all bathrooms)- Andover maple Spice
Standard white counter tops
Tile in all  bathrooms- the same as master bath-brixton mushroom
Linoleum in laundry room-laundry tub in laundry room
ceiling fan rough ins in all bedrooms
overhead light with switch in son's bedroom and 1st floor bedroom closets

Guardian-we got the networking upgrade to all the cable /internet stuff-It was around $1100 .  (nothing else-no alarm.  We will install our own. )

We are still waiting on some pricing on other upgrades

I'm glad all of our selections are made.  We are now in the "wait" part of hurry up and wait.

  1. If you plan on buying your own appliances later, you shouldn't have Ryan put in the black ones! They charge for those, they aren't included in the purchase price of the home. If you don't have them put it, they will give you a credit for the price! If you plan on using them for a while before purchasing your own, then more power to you!

  2. Thanks for the tip but we are getting the standard appliances. There was no upgrade charge for them. They actually had an upgraded appliance charge for $450 on our estimate and I made them take it off. So these are the appliances that come with the house. Thanks though!

  3. Oh.That's strange. My friends are building a Ryan Home and they opted to not get any appliances. They got a credit for the ones that would have come with the house. It's weird how different things are in different areas.

  4. Great choice in floorplan! but then again...I'm biased.
    A couple notes based on your post. Consider doing the soundproofing yourself. I insulated the garage cold walls myself. It's not hard. You may save some change that way AND pick the product you want in there.
    Also, a friend of mine who built with Ryan paid for the light rough in's. After they were installed (and before drywall went up, he installed fan brackets so he can come back later and put ceiling fans in ... without paying for ceiling fan rough ins.
    I agree that bedroom light rough ins should be a given, but they never have. Our last house was the same. So like you, we got lights in every room. We skipped the light rough in for the living room only.
    My biggest tip is to run a pipe (I used 3/4" smurf tube) from the attic to the basement. I did it myself, before drywall went up. It allowed me to mount an attic antenna after move in and run the cable straight to the basement easy.
    With your dogs, if you plan to put an underground fence in, supply your PM with a piece of PVC to lay down under the driveway when it's poured. This allows you (or the fencing installer) to run the wire through the pipe easy. My PM actually got the pipe for me, saving me a trip and the cost!

  5. We did soundproofing insulation between the master and the bonus room ourselves. $80 worth of insulation and 15 minutes of our time. (So don't overpay for that - it was easy peasy)

    Definitely get the soundproofing between the master and first floor bath or you are going to hear EVERYTHING going on downstairs.

    You should be able to get a credit for the appliances. Lots of things "came with" our house we didn't want. We got a credit for all of those things and put it towards what we did want. Ask - and then ask again.

  7. The hardwood parts of the house are my favorite! Whatever color you choose for the other elements, a hardwood floor and stairs goes with it well and gives the house a very pleasant look.
